What is the difference between fixed price and cost plus contracts?

The Lykos Group, Inc. uses fixed price contracts to give homeowners a set price for all construction costs, materials and labor. Rather than the homeowner paying for unexpected costs, we are responsible for the difference—there will be no surprises when you receive the final invoice. A cost plus contract includes the construction cost plus any additional fee. This can incur additional high additional costs to the homeowner if the contractor incorrectly estimates the price. When you choose fixed price, there are no surprises.

What are your payment terms?

The Lykos Group, Inc. constructs appropriate payment terms for your needs. Invoices are usually sent after the completion of each construction phase.

How long have you been in business?

The Lykos Group, Inc. has been providing custom renovation services in Collier and South Lee counties since 1991. Our principal Tom Lykos has more than 60 years of combined experience.

Does every remodeling job need a permit?

The answer is almost always “yes!” Building codes vary by city, county and state and the requirements vary, but a permit is usually required when structural work is being performed or when changing the living area of a home. A professional who works in your city or town every day will know to obtain local requirements. As a general guideline, the only remodeling jobs that do not require a permit are wall coverings, floor coverings and minor repairs.

What is the difference between remodeling and new construction?

When you choose The Lykos Group Inc., you are choosing a remodeler who will respect your space, create an excellent final product and increase the value of your home. A professional remodeler devotes their entire operation to the business of remodeling homes. This focused experience gives the remodeler a thorough understanding of the unique circumstances associated with remodeling.

If you choose a builder who also happens to do renovations, you and the builder will be re-learning the renovation process as the project unfolds. A focused remodeler already knows the appropriate permitting, what complications to expect and how to resolve them, how to work with existing structures and much more.

How will my project be supervised?

Unlike many other custom builders, when you work with Lykos Group, Inc., your project will be supervised every single day. The on-site supervisors also oversee and inspect the licensed contractors on a daily basis. This direct oversight assures licensed contractors do not work beyond the scope their professional certification.

Will employees or subcontractors be working on the job?

The Lykos Group Inc.’s supervisors are company employees and are therefore responsible for managing any work assigned to subcontractors. The Lykos Group Inc.’s subcontractors and vendors undergo a careful selection process to assess their knowledge of and experience with remodeling and renovation.

Does your company carry workers compensation and liability insurance?

The Lykos Group, Inc. is fully insured and a licensed general contractor in the state of Florida. No matter whom you select to complete your remodeling project, you should verify insurance and information by calling the insurance agency and verifying that your contractor holds required licenses by applicable local and state agencies. What percentage of your business is repeat or referral business?

More than half of our new business is referred from The Lykos Group, Inc.’s past clients. Many of our clients have returned multiple times for new projects.
