Q: How does your proprietary build process benefit clients?
A: The experience of building your home matters as much to us as your home itself. We keep that experience on track with a punctilious process. We start with a Preconstruction Schedule that identifies all the tasks we need to accomplish leading up to the start of construction. That includes development of the construction plans, interior design drawings and selections, and obtaining the permit. Since the pandemic, we have added deadlines for ordering special order materials due to supply chain delays.

Next, we develop a week-by-week construction schedule. That schedule is developed with knowledge of special-order delivery dates, input from our primary trade partners, identification of critical path tasks, and our recent experiences with labor availability and productivity.

Planning is wonderful. So how do we execute the plan? During construction, we hold weekly site meetings to verify the construction. We inspect the quality of the work in place, we check the progress of construction against our written construction schedule, and we prepare a detailed two week look ahead. Within that look ahead, we identify each task that needs to be completed to maintain the schedule. Rather than just look at critical path tasks, we drill down to the simple tasks of calling subs to verify they are compliant with our schedule, material vendors to verify delivery dates and the building department to schedule inspections.

We also document to-do lists for the Lykos team, the architect, the interior designer and the homeowner. When homeowners attend these meetings, it gives them the opportunity to see their homes in various stages of completion and discuss possible changes in the construction while we are there inside their homes. The weekly meetings and two-week look aheads are two of the most valuable tools we have for maintaining communication with the entire construction team and for influencing the construction schedule.
