A clear path from first conversation
to front door
Building a home is one of the most personal things you'll ever do. It's also one of the most complex—which is exactly why it shouldn't feel that way to you.
At Lykos, every project follows the same proven arc, from the first sketch of an idea to the moment you turn the key. Each phase has a defined purpose, a set of deliverables, and a team accountable for getting it right. That structure is what lets us focus on what actually matters: bringing your home to life and making the journey there genuinely enjoyable.
phase 1
Discovery
Before anything is drawn, we listen.

We begin with a complimentary, no-obligation conversation. There's no cost and no commitment—just a chance to understand what you're imagining and whether we're the right team to build it.
Together, we'll talk through:
​
• What you love and what you'd change about your current home
• The scope of work needed to match your home to your life
• Your short- and long-term plans for living in the space
• Your budget and your ideal timeline
​
For renovations, we go a step further with a full-home analysis—documenting your existing fixtures and finishes, gathering your floor plans, site plan, or survey, and confirming your elevation certificate and flood zone. The more we know now, the fewer surprises later.
​
We then complete Phase 1 by turning that conversation into something tangible: a new conceptual floor plan, a working scope of work, a preliminary budget grounded in real completed projects, and a first-pass construction schedule. By the end of this phase, you can see the shape of what's possible.
phase 2
Design Collaboration
Where the idea becomes a plan.
​
This is where your vision sharpens into something buildable. You'll sit down with your designer, architect, and the Lykos team to refine every detail together.
​
Working as one team, we'll:
​
• Develop the conceptual plan for both function and beauty
• Update the scope of work so every requirement is documented correctly
• Refine the budget and walk through line-item costs by quality of finish
• Set the construction schedule, with clear milestones and deadlines
​
From this collaboration, Lykos prepares a complete construction proposal: scaled architectural, mechanical, electrical, and plumbing drawings; your proposed level of finish; a unit-cost budget; and both pre-construction and construction schedules.
​
You'll review everything with your dedicated team. When the project meets your approval, we execute the proposal, collect 10%, and the build begins.

phase 3
Project development
Every selection made. Every drawing finalized.
​
Now we translate the approved plan into the documents that govern construction. You stay closely involved at each step, working hand in hand with your team to:
​
• Develop detailed construction and permit drawings
• Create design drawings with Lykos and your interior designer
• Select and document every finish and fixture with your designer
• Review and approve all plans, scope, and selections
​
Behind the scenes, your Lykos team handles the logistics that keep a project moving: hosting the subcontractor site inspection, distributing your approved plans for fixed-price quotes, securing HOA approval, and applying for building permits.
​
As quotes arrive and selections are confirmed, we refine the plan to precisely meet your expectations. Once every plan, selection, and cost is locked in, Lykos prepares your fixed-price contract so you know exactly what you're building and exactly what it costs before ground is ever broken.

phase 4
construction contract
Your commitment, protected and in writing.
​
Your personal construction contract includes a defined cost, start date, and finish date, plus the standard protections that come with working with a licensed, professional builder:
​
• Licensing and insurances
• Contract costs and payment terms
• Change-order procedures
• Dispute resolution and lien-law compliance
• Disaster preparation and warranty documentation
​
It's accompanied by job-specific addenda covering your plans, scope of work, line-item costs, allowances, construction schedule, exclusions, and selections. Finally, we sit down with you for a full homeowner orientation so you walk into construction knowing precisely what to expect.
