Throughout our 16 years of
remodeling in southwest Florida , we have developed
a process which keeps our clients moving through
development, design and completion in an organized
and creative way.
Introduction - During the first meeting, we ask you questions to help us understand the vision you have for your renovation. We discuss construction feasibility and use our experience to apply value engineering. This is also the time in which we address the level of your investment and the time it will take for plan development, permitting and production. The first meeting ends with us presenting you with our Design Agreement.
Planning
- Our design agreement is our contract with you
to develop a conceptual plan, scope summary, unit
cost budget and tentative production schedule.
The completed design agreement allows us to present
you with a quick evaluation of the entire project.
The cost of the design agreement is typically
based on the square footage of the area to be
renovated. The design agreement cost is applied
to the cost of construction.
- Immediately after receiving your first payment for the Design Agreement, we schedule your home for measuring. After measuring, we develop a set of existing plans and assemble necessary documents for developing plans for your renovation. A room by room analysis of existing finishes is also noted and a set of "before" pictures are taken for our records. During this phase we also make a list of the new finishes you want and determine lead times that will impact the production schedule.
Time Frame for this portion of the planning phase: 1 week
- Once the conceptual plan is complete, the budget is developed using your preferences for finishes and the scope summary which you approve. We approximate the cost of your renovation using historical information from completed projects similar to yours. The completed budget shows all costs incorporated into your remodel.
Time frame for this portion of the planning phase: 1-2 weeks
Proposal - When the budget is complete, we meet with you again to review your entire proposal. Your proposal includes the budget, conceptual plan, scope summary and tentative schedule. Upon your approval of the proposal, we collect a deposit of 10% of the budget.
- After receiving your 10% deposit,
we prepare construction plans for permitting
including architectural details, electrical,
plumbing, HVAC, A/V, engineering and more. Our
in-house estimator also prepares detailed written
specifications documenting all the work to be
performed and any exclusions. We also finalize
your finish and fixture selections.
Finally, we...
- Provide all vendors and subcontractors with all the information they need to prepare detailed estimates for their portion of the work.
Time frame for this portion of the proposal phase: 3-5 weeks
- After we receive all the estimates from vendors and subcontractors, establish lead times for special order items and calculate production times, we prepare the final contract documents. They will include: identification of all your selections, construction plans, written specifications and details of our agreement. Upon your acceptance, we collect a deposit to cover special order materials, permitting and vendor deposits. Upon receipt of your payment, we complete all special orders and contract with our vendors and subcontractors.
